What Is Supply Separation?

Supply separation gives a second dwelling its own connection and its own metering, so it becomes a separate electrical installation rather than an extension of the first one.

That typically means a new or upgraded service connection, consumer mains run to the second dwelling, separate metering for each, and a switchboard in the new dwelling. Each dwelling then has its own account with its own retailer and its own bill.

The alternative is running the granny flat off the existing supply as a sub-circuit, which is simpler but leaves both on one meter.

Why Separate the Supply Rather Than Share It?

Three reasons, and they get more compelling the longer you own the property.

Billing. A shared meter means one bill and an ongoing conversation about who used what. Fine for family, awkward for tenants, and a genuine problem if the arrangement is meant to be commercial.

Tenancy. Renting out a secondary dwelling works far better when it has its own account and the tenant deals with their own retailer directly.

Capacity. Two dwellings on one original supply is exactly how properties end up with the main switch tripping. If the existing supply was marginal for one house, it will not comfortably carry two, which usually makes this a power supply upgrade as well as a separation.

There are cases where sharing is right, usually where the second dwelling is genuinely part of the same household and the supply has capacity. It should be a decision, not a default.

When Does the Granny Flat Supply Question Come Up?

Sydney's secondary dwelling boom runs straight through the post-war suburbs with large blocks: Blacktown, Mount Druitt, Campbelltown, Liverpool, right across the west and south west, and through the older parts of the south.

Those are exactly the properties where the original supply is oldest and smallest. A 1960s brick home on a big block has the space for a granny flat and frequently the least capacity to carry one, which is why the electrical scope is so often larger than owners expect and why a switchboard upgrade usually comes with it.

The earlier this is assessed the better. Finding out at the end of the build that the supply cannot carry the second dwelling is an expensive surprise at the worst possible moment.

Why Choose Sydney Level 2 Electrician for Granny Flat and Subdivision Connections

Building a granny flat, splitting a block, or converting to dual occupancy? At some point the electrical question arrives: does the second dwelling run off the existing supply, or does it get its own? The answer shapes what the job costs, how long it takes, and whether you can bill the two separately afterwards.

How Does the Supply Separation Process Work?

Six steps, and the first is the one people skip.

Maximum demand assessment for both dwellings. What each will draw and what the combined connection needs to be. This determines everything downstream, including whether three phase power enters the conversation.

Confirm the network area and requirements. Ausgrid and Endeavour Energy run different processes for additional connections.

Upgrade the service connection where the existing one cannot carry both, which may mean work on the service line itself.

Install new consumer mains to the second dwelling at the calculated size.

Install separate metering for each dwelling and the switchboard in the new one.

Test, energise, certify. CCEW issued and the Notification of Service Work submitted.

What Does a Subdivision Change?

A full lot subdivision is a bigger proposition than a granny flat, and worth separating in your head.

With a secondary dwelling you have one lot with two dwellings on it. With a subdivision you end up with separate titles, and each needs a genuinely independent supply, independently connected. The electrical arrangement has to match the legal one.

Depending on the site and what the network can deliver, the available capacity can be the constraint rather than the wiring. That is confirmed with the distributor for the address, and it is better established before a scope is fixed than after.

Getting the Timing Right in a Granny Flat Build

Electrical supply is one of the easiest things to leave too late in a secondary dwelling build, and one of the most disruptive when you do.

Two practical points. First, the assessment belongs at design stage, because the answer affects where the switchboard goes, where the mains run and what the budget needs to be. Second, the distributor's process takes time and does not compress because the builder is finishing.

If the build needs power before the permanent connection exists, that is temporary builders supply. If the existing supply has to come off during works, see power connect and disconnect. For larger projects, new development connections covers the full scope.

Does a granny flat need its own supply?

It depends how it is being used and approved. A separately occupied dwelling generally needs its own metering, while an extension used by the same household often does not. The approval conditions usually settle it.

Can two dwellings share one meter?

Not where they are separately occupied or tenanted, because there is no fair way to bill them and it does not meet the rules. Separation is what makes each dwelling independently metered and billed.

What does supply separation actually involve?

New consumer mains to the second dwelling, a compliant switchboard for it, separate metering, and the application to the distributor to establish the new connection point. On a subdivision it also has to align with the lot boundaries.

When should this be planned on a subdivision?

At design stage, not after the build. Where the mains run, where the meters sit and where the connection point lands all affect the site layout, and retrofitting is far more expensive than designing it in.

Can I keep one account and on-charge the tenant?

That is an embedded network arrangement and it carries regulatory obligations most small owners do not want. For a typical granny flat or duplex, separate supplies is the simpler and cleaner outcome.
