New Development Electrical Connections Sydney

Every new building needs a connection to the network, and on anything bigger than a single house that connection is a project in its own right.

  • Application to energisation. One scope, start to finish.
  • Planned against your program. Booked to the build.
  • Single dwellings to multi-lot projects. All of it.

What Does a New Development Electrical Connection Involve?

It depends entirely on the size of the project, and that is the first thing to establish.

A single dwelling needs a new service connection from the existing network: the service line, consumer mains, metering and switchboard. That is Level 2 work throughout.

A duplex, dual occupancy or small multi-dwelling adds separate supplies and separate metering for each dwelling, plus a capacity assessment for the combined load. See supply separation and subdivision.

A larger development or subdivision may exceed what the existing network can deliver at that point. That is a question for the distributor, and the answer shapes the whole program, which is why it is worth asking at design stage rather than at frame.

Why Does the Capacity Enquiry Matter So Much?

Because it is where most development projects lose time.

A connection can only draw what the network can deliver at that location. Whether it can carry the development you have designed is not something an electrician decides; it is confirmed with the distributor, in writing, against a real load estimate.

The sequence that costs projects is finding this out late. A scheme is designed, the program is set, and the capacity answer arrives afterwards. At that point the options are all expensive, because they involve either redesigning the load or waiting.

We lodge that enquiry early, so the answer arrives while it can still change the drawings cheaply rather than the program expensively.

When Should the Electrical Connection Be Planned?

At design stage. Not at frame, not at lock-up.

Three things get decided early whether you engage with them or not. What capacity the site actually needs, which comes from a maximum demand assessment rather than an assumption. What the network can deliver at that location, which is not guaranteed and varies considerably across Sydney. And where the connection, metering and switchboards physically go, which affects the building design.

Leaving those to be discovered later is how a project ends up redesigning a services cupboard, or finding out at practical completion that the supply is inadequate and needs a power supply upgrade before handover.

While the build runs, the site needs its own power. See temporary builders supply, and book it early.

Why Choose Sydney Level 2 Electrician for New Development Connections

Building, subdividing or developing, and need to know what the electrical connection actually involves? It is one of the earliest things to plan and one of the most commonly left late. The distributor's process has real lead time, the capacity available at the site is not always what you assumed, and on larger projects the network itself may need work before your connection can exist at all.

Sydney Level 2 Electrician has been delivering new development connections across Sydney for 15 years. We are an accredited Level 2 ASP under the NSW Government's ASP Scheme, and on development work the connection is planned and delivered as one scope rather than assembled from pieces. Authorised on the Ausgrid and Endeavour Energy networks, working to AS/NZS 3000:2018 and the NSW Service and Installation Rules, certifying with a CCEW, and backing our work with our Lifetime Labour Warranty. What Does Location Change on a Sydney Development?

More than people expect, and it is worth knowing which Sydney you are building in.

The growth corridors across the north west and south west, through Box Hill, Marsden Park, Riverstone, Schofields, Leppington, Oran Park and the Aerotropolis area, are largely Endeavour Energy territory with underground supply. The work is new connections, pillars and estate infrastructure.

Infill and high density through Parramatta, Olympic Park, Green Square, Waterloo, Rhodes, Wentworth Point, Macquarie Park and Liverpool is a different job again: house services, metering panels, common property and capacity in areas where the network already carries a great deal. Work in occupied buildings almost always runs as after-hours Level 2 work.

Knockdown rebuilds through the established suburbs mean disconnecting an existing supply through power connect and disconnect, running the site on temporary power, and installing a new connection sized for a modern house rather than the one demolished.

Semi-rural and Blue Mountains development brings long service runs, private power poles, and sites where getting supply to the building is the substantial part of the job.

What Do Builders and Developers Need From a Level 2?

Four things, in our experience.

An early, honest capacity answer. Including when the answer is that the network needs work first. Finding that out at design stage is manageable; at lock-up it is not.

A scope that does not change halfway. Which comes from assessing properly at the start rather than quoting off a plan and discovering the site later.

Coordination with the program. Connections landing when the build needs them, from someone who understands a date on a builder's program is not a suggestion.

Documentation that is right. CCEW issued and lodged, Notification of Service Work submitted, records correct. Incomplete paperwork surfaces at exactly the wrong moment.

Are you on Ausgrid or Endeavour Energy?

Every Level 2 job is lodged with the network that owns the wires in your street, and the paperwork differs between the two. Type your suburb and we will tell you which one you are on. We are accredited for both, so either way you are covered.

A guide only. Network boundaries can split a single street, so we always confirm the network before we lodge anything.

When should I involve a Level 2 on a development?

At design stage. Where the connection point lands, where the mains run and where the meters sit all affect the site layout and the build program. Bringing it in late is what causes redesign and delay.

How do I know the network can supply what I am building?

By asking the distributor, early, against a real load estimate for the development. The answer is specific to the address and it shapes the whole program, so it is worth confirming at design stage while it can still change the drawings cheaply.

How long does a new development connection take?

The physical work is rarely the constraint; the applications and distributor scheduling are. That is why the connection should be running in parallel with the build rather than started when the building is ready.

What does the builder need to provide?

Site access, the trench where that is part of the arrangement, the approved plans and a clear point of contact for decisions. We tell you exactly what we need and when, so it does not hold up your program.

Can you handle the temporary site supply too?

Yes, and it makes sense to do both. Planning the temporary builders supply and the permanent connection together avoids the gap where the site has no power and avoids paying twice for mobilisation.
